McEagle Development

The client has requested a commercial center of special significance in design and atmosphere; a break from the more typical commercial centers of this size. McEagle Development is located in the St. Louis area, north of and adjacent to the Busch Wildlife Park. The owner also desired a visual connection to the Wildlife Park. The center will include a 2400 seat cinema, restaurants, coffee houses, and other elements to form an “Entertainment Center” within the complex as well as retail nodes. The “Entertainment Center” is in the interior of the complex, acting as an added attraction for the North and South retail areas. These centers are connected by a pedestrian mall of special style, ambiance, paving and lighting to create a special place for shopping, entertainment and leisure.

In this plan, the “North Promenade” is formed as a commercial street complete with storefront businesses, vertical icon element and traditional head-in parking. The “South Promenade” also features a similar street and storefronts, but in addition has a plaza in the form of a large sundial along with an amphitheater, all of which can be used as a place for special events and outdoor sales, etc. This opens to the Busch Wildlife area. In addition to master planning, BDY has also designed the first two retail buildings for the south promenade, which are currently under construction. This 250,000 SF complex has an estimated total project cost of $40 million.
