Village West

Berger Devine Yaeger provided project management and design services for the 400 acre Village West tourism district adjacent to the Kansas Speedway. Working with Hillier, the project master planners, and Zimmer Real Estate, the master developer, BDY was responsible for the project management of the master plan and public improvement portion of the development. Public improvements along the 2 miles of public streets include landscaping and irrigation right-of-ways, street lighting, way-finding signage, major development signage, hardscape elements, and transit stop development.

In addition to the public improvements, BDY advised Zimmer and the Unified Government of Wyandotte County and Kansas City, Kansas (the ‘UG’) regarding development standards for the project. BDY attended all Site Board meetings as Zimmer and the UG’s architectural advisor and reviewed all new development in the district for conformance with the master plan design standards.

BDY continues to work with Zimmer and the UG on master planning and design for parcels not yet developed. The district has become the largest tourist attraction in Kansas and includes major destination retail stores such as Cabela’s, a sporting goods retailer, and Nebraska Furniture Mart. There are also destination lodging venues such as the Great Wolf Lodge and Indoor Waterpark; and Chateau Avalon, a boutique ‘romantic getaway’ hotel.
